L. Sipperly & Associates, LLC has extensive experience and knowledge in the organization implementation design and preparation of construction contract documents and construction observation for a wide variety of projects.

   

Albany County International Airport: L. Sipperly & Associates, LLC has completed many projects associated with airport traffic routing and circulation, short and long term parking facilities, directional signage and master planning of facilities. Our services for the Airport Authority have been land-side improvement's and included design of roadway and infrastructure improvement for the Albany Airport Industrial Park together with land use planning for the Industrial Park expansion.

   

TCT Federal Credit Union Clifton Park, NY: SEFCU, Wolf Road Branch, CCFU, Bethlehem and Cohoes Branch Offices. Our services included: site analysis and design consisting  of  proposed building, site traffic circulation, parking, drive-thru teller and ATM circulation and required vehicle stacking; utilities design and storm water management; site lighting and landscape design; preparation of Planning Board applications and supporting reports, project presentation at Planning Board meetings and acquisition of necessary utility permits for site construction.

   

Visionary Office Park: This project involved the site analysis and land planning for two 2-story medical/office buildings encompassing 40,000 S.F., located on US Route 9 in the Town of Malta, New York. Our services included site access and circulation, parking and delivery access, utility design of water, sanitary sewer and on-site storm water management, landscaping and lighting, interface with NYS DOT for access and utility permits, site plan application and project representation before the Planning Board for Site Plan approval.

   

DEA Office Building: GSA - Drug Enforcement Agency - New Operations Building Location: No. 110 Wade Road, Town of Colonie, New York Developer: Wade - Colonie Associates LLC: This project consist of the development of site plans and infrastructure services in support of a new two-story office building having a footprint area of 27,970 S.F. and the development of a new Town roadway, Hastings Drive, located off of Wade Road in the Town of Colonie. L. Sipperly & Associates, LLC surveying services included performance of boundary and topographic survey of existing conditions together with the preparation of a base plan for land acquisitions and site design. Engineering services included site grading, utility infrastructure systems, parking, site circulation and access, surface and garage parking for vehicles, and landscape architecture design. The project site was densely wooded and located adjacent to a Class "A" New York State wetland system. Additional services included preparation of clearing and grubbing plans; erosion and sedimant control plans; SWPPP manual for construction activity adjacent to the Class "A" wetland; meetings and plan submission to NYS DEC to acquire work permit in wetlands adjacent area.

   

Avendale Residential Community, Town of Malta, New York: Location: Ruhle Road Owner: Mr. Lee Rosen,  Rosen Development Company, Inc.: This project encompassed the development of a 254 Acre site for mixed use residential  development. Services included boundary and topographic mapping and preparation of base mapping for site analysis and  Avendaledesign; compilation of  mapping showing NYS and Federal wetlands; perform land use analysis and land planning for 190 residential lots integrated in 120± Acres of public open space preservation areas; engineering design of site grading and design of 3 miles of new Town roadways with accompanying water, sanitary sewer and stormwater management infrastructure systems; bulk and selective tree and brush clearing of some 42 Acres for development; establishment of criteria for clearing adjacent to regulated wetlands and adjacent buffer areas; preparation of extensive contract plans and construction details; preparation of Engineers' reports; preparation of an extensive erosion control plan and SWPPP manual in compliance with Phase II SPDES permit and NYS DEC accepted criteria for protection of water quality from construction activities; securing plan review and approval from the local municipality, NYS DEC and NYS DOH; assist client with preparation of bid comments, and provide client with pre-construction and construction phase services. This project commenced construction in August 2004 and will be constructed in phases over an estimate five-year period.

   
Southwick Meadows Realty Subdivision, Town of Clifton Park, New York: Location: Crescent Road & Van Vranken Road Owner: This project consist of 100± acres of land subdivided into 115 residential lots. The project utilized the cluster subdivision design approach to preserve substantial natural areas as community open space. L. Sipperly & Associates, LLC provided the following services: boundary and topographic surveys, wetland delineation, mapping and permitting; land analysis and preparation of land development plan; engineering design of 2+ miles of new Town roadways with accompanying water, sanitary sewer and storm water management infrastructure systems; preparation of site grading and storm water management detention facilities; preparation of Engineering reports for utility infrastructure systems; preparation of selective and bulk area tree and brush clearing plans; preparation of extensive erosion control plans and SWPPP manual in accordance with Phase II SPDES permit for construction activities; preparation of contract plans and construction details for construction of roadways and utility systems; submit plan for review and approval from local municipality, County Sewer District, Town Water Authority, NYS DEC and NYS DOH. This project was scheduled for construction in May of 2005 and will be constructed in three phases with estimated completion in 2010.
   
Columbia Crest Senior Apartments, City of Cohoes, New York: Location: 427 Columbia Street Owner: American Housing Foundation Inc. This project involved the site planning and engineering design for a 15± Acre site encompassing 100 units of Senior Citizen Independent Living housing. Services provided included performance of boundary and topographic surveys; preparation of project base maps; integration of wetland boundaries and wetland areas; site analysis and site plan design of roadways, parking areas, water, sanitary sewer and stormwater management utility infrastructure systems; site lighting and landscaping; preparation of erosion control plan and SWPPP manual in compliance with the SPDES Phase II permit regulations and requirements; coordination with Building Architect and Owner; assist Owner in the preparation of bid documents; perform pre-construction and construction phase services for the owner.
   

Saratoga National Golf Club: 1997 - 2001 Location: Union Avenue - NYS Route 9P, City of Saratoga Springs, New York Owner: Tomsargo Corporation. Development of a new public 18-hole championship golf course with a full service Saratoga National Golf Club Hole 15th clubhouse facility, golf course maintenance building and golf course irrigation supply and system. L. Sipperly & Associates, LLC served as the principal consultant for the owner, performing various engineering design, surveying, coordination of work and schedule of supporting specialty consultant services. The project site encompasses 472 Acres. Major work phases performed by L. Sipperly & Associates, LLC included: boundary and topographic surveys; wetland survey, mapping and permitting, site grading, erosion control and stormwater management, water and sanitary sewer infrastructure systems, Federal, State and local government environmental permits and approvals; construction administration; record survey of developed golf course. This course is completed and open for public play. The project design included both bulk and selective clearing of trees, both outside of and within Class I wetlands and involved extensive meeting and negotiations with NYS DEC and ACOE on conditions for Land clearing within wetlands and project mitigation, which resulted in an aesthetically planning landscape.

   

Van Allen Senior Apartments, Town of Bethlehem, New York: 1999 - 2000, Highpointe at Malta Senior Apartments,  Town of Malta, New York: 1999 - 2000 Highpointe at Chatham Senior Apartments, Village of Chatham, New York: 1998 - 2001 Owner: American Housing Foundation, Inc. - L. Sipperly & Associates, LLC were the principal consultants on the design of these three Senior Citizen Apartment projects in aggregate, containing 228 apartments. Services included performance of boundary and topographic surveys for design, site analysis, building siting, and engineering site design including: site grading, utility infrastructure systems, site lighting and landscaping.  Additional surveying services consisted of construction phase services and building foundation layout, site grading, utility infrastructure, curbs and light poles. At completion of construction, record information surveys for financing purposes were performed and submitted.

   

Empire Generating Plant: This project, located in the Port of Rensselaer, Rensselaer, NY, is a gas steam turbine electric generation plant constructed as a multitasking as a multistory building. The services of L. Sipperly & Associates, LLC consisted of providing survey control and as-built location of approximately 2500 anchor bolts for setting electric generation equipment. The bolts ranged in size from 1/3" to 3" and required setting to 1/16” accuracy.

   

 Canterbury Crossing, Planned Development District: Canterbury Crossing is a proposed Planned Unit Development that offers a variety of housing types, planned and designed to appeal to a wide range of the residential market. Homes planned for the Community include 77 "Traditional Single Family Homes", 42 "Carriage    Canterbury Crossing, Planned Development DistrictHomes,"  92 "Villa Condominiums" and 60 "Estate Condominiums". The Condominiums will be built in four-unit buildings; the Villa Condominiums will have an attached one-car garage and the Estate Condominiums have an attached 2-car garage. The Community also includes 58 age restricted condominium units, which would provide housing opportunity persons 55 years of age and older.

The Planned Unit Development would also include 30,000 square feet of Professional Office space and 6,000 square feet of Neighborhood Retail space, which will be located in the portion of the site closest to Loudon Road - Route 9, and offer the opportunity to provide neighborhood services to residents of Canterbury Crossing and the surrounding community.

A substantial portion of the site (105.8 Ac.), which includes uplands, wetlands and buffers, will remain undeveloped and will provide both natural buffers between various uses on the site, as well as the opportunity for passive recreational use by residents of the Community.  A sidewalk will also be installed in the Community, linking the different portions of the Community together and providing a pedestrian friendly community and additional recreational opportunities.
